Here you will find a comfortable sofa bed suitable for one person, a flat-screen TV and a dining area with table and chairs, perfect for leisurely breakfasts or relaxed dinners after a day in the city.
Kitchen
The kitchen is functional and well organised, equipped with a hob, sink, essential appliances and everything you need to prepare simple meals. The American-style table with two stools creates an informal and convivial corner, also ideal as a workspace.
Bedroom
The double bedroom is cosy, quiet and designed for rest. The double bed is flanked by bedside tables with reading lamps and easily accessible power sockets. The window provides natural light and a peaceful atmosphere, while the minimalist furnishings keep the space tidy and relaxing.
Bathroom
The bathroom is complete and functional, with a shower cubicle, washbasin with storage unit, toilet and bidet. Well-distributed space, ideal for a comfortable stay of several nights.

Structural information
The flat is located on the ground floor of a historic building with only three flats, with no steps to access it.
The interior heights are typical of historic Venetian buildings: ceilings up to 210 cm, approximately 190 cm near the exposed beams.
It is located a few minutes' walk from Piazzale Roma bus terminal and parking area.
The apartment is for the exclusive use of guests.

For bookings for 2 guests, we ask you to confirm before arrival if you prefer to use both bedrooms. Otherwise, only one double bed will be prepared.

Please note:
- You will be asked to provide the identity documents of all guests staying at the property in order to register them with the local authorities, as required by Italian law.
- Please note that we always need to know your arrival time in advance in order to organise a smooth check-in.
- The standard check-in method is self-check-in, so we will ask you for all the necessary information before your check-in.
We ask you to confirm your arrival time with the Operations Team.
Once you arrive, you can access the external door via remote operator and collect your keys from the keybox, for which we will provide you with the code during check-in.
In-person check-ins are only available if previously agreed with our team and, in the case of late arrival, incur the following additional costs:

from 10 p.m. to midnight >> €60
NB: There is no additional charge for late check-in using the self check-in option.
- The tourist tax payable to the Municipality of Venice is not included in the price paid. The tax is €4 per person per day and applies to the first 5 days of your stay. Children aged 0 to 9 are exempt, while those aged 10 to 16 receive a 50% reduction on the tax.

This guarantees you a high standard of hospitality and accommodation services and compliance with the requirements of Italian law.
The property does not have a reception or concierge service, and you will have independent access to the flat.
Check-in times, available on request, must always be agreed directly with our team at least 24 hours before your arrival.
We kindly ask you to check in online by following the instructions in the link you received via chat.
The information you provide will be sent directly to the State Police, as required by current legislation, and you will also need to pay the tourist tax via secure payment with Stripe.
Once you have completed the online check-in, you will receive instructions on how to access the apartment, which will only be valid from 3 p.m. on the day of arrival.
