Welcome to a typical Venetian house on two levels, with independent entrance and private courtyard, located in the heart of Cannaregio, a few minutes' walk from Strada Nova, the Venice Casino and the railway station. The house develops between ground floor and first floor and is perfect for families or groups of up to 4 people (+ 1 infant).

🛋️ Living area
On the ground floor you will find a spacious living room with a dining area, simply and functionally furnished. The dining table comfortably seats up to 4 people. The 48'' Smart TV is perfect for relaxing after a day of exploring.

🍽️ Kitchenette
Adjacent to the lounge is the fully equipped kitchenette, complete with:

4-burner gas hob

fridge and freezer

traditional oven and microwave oven

mocha coffee maker, electric kettle, toaster and minimixer

washing machine

kitchen utensils, plates, glasses and wine glasses

From the kitchen there is direct access to the private courtyard: a private outdoor corner with table and chairs, ideal for breakfast or relaxing outdoors.

🛏️ Bedrooms The sleeping area is located on the first floor and consists of:

Double bedroom of approximately 24 sqm, with wardrobe, mirror and mosquito nets on the windows.

Twin room with two single beds, desk, wardrobe and mosquito nets.
Both rooms are bright and equipped with blinds to ensure darkness and privacy.

A folding travel cot and high chair are available for the little ones.

The air conditioning split is located in the corridor connecting the two rooms.

The flat is for the exclusive use of guests.

PLEASE NOTE: For bookings of 2 guests, we ask you to confirm before arrival if you prefer to use both rooms. Otherwise, only one double bed will be prepared.

For any unforeseen events or clarifications, we will be reachable not only via WhatsApp chat, but also by phone or email.

Please note that:
- You will be asked to provide identity documents of all guests staying, in order to register them with the local authorities, as required by Italian law.

- Please note that we always need to know your arrival time in advance to organise a smooth check-in.

- The standard mode of check-in is self check-in, so we will provide you with all necessary information prior to your check-in.
In-person check-ins are only available if previously arranged with our team and, in the case of late arrival, the following additional charges apply

from 22:00 to 24:00 >> 60 €
Important note: In case of late check-in in self check-in mode, there is no surcharge.

- The tourist tax due to the Municipality of Venice is not included in the price paid upon confirmation of the reservation, we will send you a Stripe payment request via our website to settle the amount due and enter the guests' details.
The tax is €4 per person per day and applies for the first 5 days of your stay. Children 0-9 years old are exempt, children 10-16 years old have a 50% reduction on the tax.
