🛗 Location and access
The flat is located on the top floor of the building.
It is easily accessible by lift, followed by a short flight of stairs to reach the unit.
🛋️ Living and sleeping area – The heart of the studio flat
The main room is a large open space characterised by ceilings with exposed wooden beams, which reflect the artisan soul of the building, and a warm and relaxing colour palette.
The sleeping area is organised around a double sofa bed, the only bed in the flat, which will always be found already open, ready and completely made up upon guests' arrival.
A deliberate choice, designed to offer comfort without sacrificing the elegance and fluidity of the space.
The lighting is designed to accompany the different moments of the day, creating a welcoming and intimate atmosphere.
🍽️ Dining area
Next to the sleeping area is a bright, minimalist dining area furnished with a round table and designer chairs.
A cosy space, perfect for breakfast in the morning or a relaxed dinner after a day in the city, naturally lit by windows overlooking the rooftops of the historic centre.
🍳 Kitchen
The kitchen, perfectly integrated into the environment, is modern, compact and fully equipped, custom-made to ensure practicality and aesthetics.

🧺 Shared laundry room
A washing machine and dryer are available for guests in a shared laundry room on the top floor of the building.
The room is easily accessible by lift, followed by a short flight of stairs, and is designed to offer convenience even during longer stays.
PLEASE NOTE: to access the flat, you will need to take the lift or stairs to the top floor and then climb a flight of stairs. Not recommended for those with walking difficulties.
The flat is for the exclusive use of guests and only has a double sofa bed as a sleeping option.
A few days before your arrival, we will provide you with all the necessary information on how to reach the flat and how to access it independently and flexibly.
Check-in is possible via KeyBox with self check-in.
Upon request, we will be happy to welcome you in person upon your arrival (in-person check-in must be arranged with the team at least 24 hours before your arrival and is subject to an additional fee, depending on your arrival time).
All guests' identity documents must be shown upon arrival, as required by Italian law, for the purpose of check-in registration with the local authorities.
In the case of self check-in, it is required to present the documents prior to arrival at the hotel.
Check-in: 15:00 - 19:00
Check-out: until 10:00
Please note that in-person check-in times should always be arranged directly with the property, and a surcharge is payable as follows in the case of an in-person check-in after 19:00
from 19:00 to 21:00 >> 30 euro,
from 21:00 to 23:00 >> 40 euro.
Self check-in, which is always available from 15:00, is not subject to the surcharge.

Tourist tax is not included in the portal price and is payable locally in cash or online prior to arrival - it amounts to €3.50 per person per day for the first 5 days. Children 0-16 years are not subject to payment and residents are exempt.
The property does not have a reception or concierge service, and you will be able to access the flat independently. Check-in times, which are possible on request, should always be arranged directly with our team no later than 24 hours before your arrival. The check-in time is from 15:00 to 19:00. For check-ins after 19:00 there is a surcharge as follows: from 19:00 to 21:00 : 30 €.
Please complete the web check-in by following the instructions provided in the link you received via chat.
The information submitted will be sent directly to the Italian State Police, as required by law, and you will also be asked to pay the city tax via secure payment through Stripe.
Once the web check-in has been completed, you will receive the access instructions for the apartment, which will be valid starting from 3:00 PM on the day of arrival.
