The flat - approx. 65 sqm Located on the second floor (no lift) of a quiet residential block, the flat is reached by climbing 30 steps. All rooms overlook a quiet inner street.

Master Bedroom Large and bright, approx. 21 sqm. Equipped with double bed, TV, sofa, wardrobe and window with interior view. Ideal for relaxing moments in total privacy.

Second Double Room approx. 20 sqm, with double bed, large mirrored wardrobe, TV, desk and French window leading out onto a comfortable terrace. Also perfect for those who need to work away.

Kitchen and Dining Area Fully equipped kitchen with hob, oven, microwave, refrigerator, dishwasher, dining table and everything you need to prepare meals during your stay. There is also a coffee machine, kettle and washing machine.

Additional entrance and amenities There is a third air-conditioning unit at the entrance to ensure comfort throughout the house. The house is also equipped with Wi-Fi, a travel cot and high chair for children.

Access to the house The entrance is managed remotely by an operator, active only until 22:00 hours. After that time, access will no longer be possible, unless approved in advance. We therefore invite you to coordinate in good time with the Operations Team via Airbnb chat.

House rules: Pets not allowed No parties or events Quiet times: 13:00-15:00 and after 22:00 Apartment not suitable for people with mobility difficulties (no lift, 30 steps).

The flat is for the exclusive use of the guests.

Our team will get in touch with you to organise your check-in. We are at your disposal for any requests and information, to make your stay even more interesting and organised.
For any unforeseen events or clarifications, we will be reachable, in addition to the WhasApp chat, by phone or e-mail.

Please be advised that:
- You will be asked to provide identity documents of all guests staying, in order to register them with local authorities, as required by Italian law.

- Please note that we always need to know your arrival time in advance to arrange a smooth check-in.

- The standard mode of check-in is self check-in, so we will ask you for all the necessary information before your check-in.

We ask you to confirm your arrival time with the Operations Team: after 10:00 p.m. you will not be able to access the apartment.
Once you arrive, you will be able to access from the outer door via remote operator and collect the keys from the keybox, whose code we will provide you with during check-in.
In-person check-ins are available only if previously agreed with our team and, in the case of late arrival, involve the following additional costs:

from 22.00 to 24.00>> 60 €
NB: In case of late check-in in self check-in mode, there is no extra charge.

- The city tax due to the City of Venice is not included in the price paid upon confirmation of the reservation, we will send you a payment request via Stripe to settle the amount due.
The tax is €4 per person per day and applies for the first 5 days of your stay. Children 0 to 9 years old are exempt, those 10 to 16 years old have a 50% reduction on the tax.
